Can I have a pet?
This varies by property, number of pets, age of pets, weight of pets, etc. If pets are allowed, there is always a pet deposit required. Ask us for more information.
Are there any rules I need to know about?
In order to provide the best experience possible for everyone, we have several rules specified in the lease. Most are common sense like: be respectful of your neighbors, check you smoke detectors regularly, don’t park in the grass, etc. We will go over these with you when you pick up your keys.
Can I paint?
This varies by property, just ask!
What happens if I need to move out early?
- You must provide written notice to our office (according to the Oklahoma Residential Landlord and Tenant Act, certified mail is proper);
- Per the terms of your lease, there is a $100 re-leasing fee which will be deducted from your deposit;
- You are responsible for rent for the entire term of your contract. We will advertise your property for rent once you have vacated the unit, and you may do the same. Any person you find who might be interested in renting the property must come through our office and pass our application process and pay all applicable fees. The new tenant must lease the property at the current market rate. Once a new tenant pays the deposit and signs the lease, your obligations are released.
- All move-out procedures (i.e. cleaning, carpet cleaning, etc.) are the same as if you were moving out at the end of your lease term. A move-out checklist will be provided for your convenience.
